Are you all clued up on the recent updates to the Fire Safety Regulations for HMOs? 🔥🧯
From January 23rd 2023, if you’re the responsible person for a HMO and you let the property out by the room, you’ll need to make sure you’re meeting these new requirements throughout the common areas of the property to ensure the upmost safety of your tenants in the event of a fire:
✔️ Providing fire safety instructions to occupants (this must include – the evacuation strategy, how to report a fire, any other instruction that tells residents what they must do when a fire has occurred)
✔️ Providing information on fire doors in the property (information displayed must state that – fire doors should be shut when not in use, residents or their guests should not tamper with self-closing devices on fire doors, residents should report any fault with, or damage to, fire doors immediately to the Responsible Person)
The information should be provided in a clear, easy to understand format to all occupants as soon as reasonably possible.
We’d also recommend displaying all fire safety instructions on your communal notice board alongside your contact details.
